Bombay Shirt Company logo

Spaceio+ is a retail fit-out company working in Pune. Our first retail delivery was Bombay Shirt Company at Phoenix Mall: a brand-true storefront built while the mall stayed fully open for shoppers and neighbouring stores.

If you are searching for a retail fit-out firm in Pune, a retail fitouts contractor, or a retail fit out company near Phoenix Mall, this case study shows what that work actually looks like on a live site, not only in a finished photo.

Why brands hire a retail fit-out contractor in Pune

Pune’s retail map is busy. Malls around corridors like Phoenix Mall run long trading days, tight landlord rules, and high expectations on corridor cleanliness. A general commercial team that has never built inside a live mall often underestimates night windows, material slots, and neighbour protection.

A dedicated retail fit-out firm plans for that from kickoff. The Bombay Shirt Company job asked us to prove that skill as a retail fit out company in Pune: same turnkey habits we use on offices and hospitality, applied to a compact store box next to operating brands.

What makes a live-mall store harder

A mall unit is not a closed site. Footfall does not pause for your programme. Mall management sets when you can move materials, when you can make noise, and how you protect common areas. Fire and safety rules are non-negotiable. Peak hours are usually off-limits for loud work.

For this store near Phoenix Mall’s trading floor, we built the calendar around those rules from day one. Dust control, night shifts, and delivery slots mattered as much as the drawings. That is the difference between a retail fitouts contractor who has done live malls and one who treats the unit like an empty office floor.

How we ran the job

Working around trading hours

Cutting, drilling, and other heavy work went into the windows the mall allowed, often late evening or overnight. Day crews handled quieter trades, detailing, and coordination. We stopped pretending this would be a normal daytime build and planned the critical path around access instead.

Keeping the corridor clear

Nothing from our site could sit in the common walkway. Deliveries came in small, timed lots: shell and facade first, then lighting and services, then joinery and fixtures, then merchandising units. Each drop matched what the team could install in that shift, so we were not parking materials in the corridor or handling the same crate twice.

Protecting neighbours and finishes

We sealed the work area, protected adjacent finishes, and cleaned as we went. Noisy and vibration-heavy tasks waited for low footfall. The store has a wide open entrance and a floor that meets the mall tiles with almost no break. That threshold had to be right the first time. Damaging mall flooring was not an option.

Holding the brand look on a tight clock

Bombay Shirt Company’s look is specific: bilingual fascia, campaign lightboxes, warm wood floors, cane consultation chairs, soft sphere pendants, and clean wall moulding. Shift work can wear that down if samples and decisions are late. We froze finishes early, checked mock-ups where it counted, and closed snags quickly so lighting and joinery did not drift from brand intent.

Handover meant ready to trade

A retail handover is not a walkthrough with a clipboard. Walls need to take stock, lighting scenes need to work, fitting rooms need to be usable, and the floor needs to look like opening day. Merchandising readiness sat inside practical completion, not after it. Our pre-handover snag list is the same discipline we use on office and hospitality jobs.

Challenges on site

Short work windows. Losing daytime hours stretches any calendar. We pushed approvals early and saved loud trades for overnight batches.

Shared corridor logistics. Mall ops and neighbouring stores do not tolerate mess. We timed deliveries and staged only inside the unit.

An open storefront that is always on show. Fascia and threshold are visible to every passer-by. We protected mall finishes and completed facade work early in the sequence.

Too many trades in a small box. A mall store packs MEP, lighting, joinery, and fixtures into a compact footprint. Daily coordination and locked decisions before install kept crews from stacking on top of each other.

Brand lighting and display power. Lightboxes and pendants are what people see from the corridor. Electrical was coordinated early, with circuit and dimming checks before merchandising went in.

These issues are not unique to Phoenix Mall. They show up in any trading retail destination in Pune. The difference is how early a retail fit-out contractor writes them into the programme, and how strictly the landlord enforces the rules.

What we learned

  1. Mall rules belong in the kickoff pack. Working hours, material routes, and fire paths should sit next to the drawings. They should not arrive as surprises in week three.
  2. The corridor is the first review. Fascia, lightbox, and the first few metres of interior sell the brand before anyone walks in. Treat those zones like public areas in a hotel.
  3. Smaller area, denser coordination. A store can carry as many interfaces as a mid-size office bay in far less space. Talk more often, not less.
  4. Night shifts only work if the day prepares them. Crews move fast overnight only when materials, drawings, and decisions are already locked.
  5. Almost done is not done. For retail fit-outs, lighting, fixture stability, and a clean threshold are part of delivery, not polish after the fact.

Building a retail fit-out practice in Pune

This project starts a clear retail lane for Spaceio+ as a retail fit-out firm in Pune, next to our office, managed workspace, and hospitality work.

We are turning the mall process into a repeatable pack: induction, neighbour notices, dust and noise control, and night-shift checklists, so the next store near Phoenix Mall or elsewhere in the city starts faster. Brands that open across Pune, NCR, and other cities need the same finish standard on every site, even when each landlord’s rulebook differs. Spaceio+ Lens already supports our commercial programmes; retail fitouts gain from shift-level tasks, photo snags, and approval trails when brand teams are off-site. We also expect more jobs where electrical and visual merchandising are planned as one package from day one, because store lighting is part of the brand, not an afterthought.

Pune stays a priority market for retail and commercial work. See our Pune commercial fit-out overview and Pune services page. Destinations like Phoenix Mall will sit beside office corridors as places we expect to build again.

Outcome

Bombay Shirt Company opened with a finished, stocked store: bilingual fascia, backlit campaign panels, warm wood flooring, consultation seating, and lighting that reads clearly from the mall corridor. For us, it confirms that a retail fit out company can hold commercial-grade turnkey habits inside a live mall, and that those limits are manageable when you plan for them instead of fighting them on site.
